Job description:

The Service Manager role is pivotal in leading the technical and maintenance operations at our multifamily properties. The successful candidate will collaborate closely with the operations leadership team to ensure exceptional customer service. Key responsibilities include:

• Overseeing the daily activities of the Maintenance staff, including the delegation of work orders and the management of special projects and time management techniques.
• Conducting inspections and providing oversight for existing and completed work orders.
• Responding to and resolving service requests related to HVAC, boiler systems, plumbing, electrical issues, and appliances.
• Mentoring and training both new and current maintenance staff members.
• Participating in the recruitment and selection process for new maintenance team members.
• Providing written monthly energy management recommendations for the building.
• Identifying opportunities for capital improvements and acquiring necessary estimates and bids.
• Assisting in the preparation of the maintenance budget.

Qualifications:

• A minimum of 3-5 years of experience in hotel, apartment, or hospital maintenance/engineering, with at least two years of supervisory experience leading a team.
• Strong customer service and computer skills.
• Proven ability to build, mentor, and train an effective team.
• Extensive knowledge of plumbing systems, appliances, water heaters, chillers/boilers, and HVAC systems; HVAC or EPA Universal Certification is preferred.
• A successful history of managing a preventive maintenance program and experience with capital projects.
