The Director of Maintenance is a pivotal site director role that requires expertise in general building maintenance, as well as the ability to perform predictive and preventative maintenance and repairs on various equipment. This position demands strong independent problem-solving skills to troubleshoot mechanical issues and deliver cost-effective solutions. The Director will provide leadership, guidance, and on-the-job training to Maintenance Technicians and housekeeping staff. Responsibilities:

  • Plan, organize, develop, and direct the overall maintenance, repair, and housekeeping operations for the community and its physical location.
  • Manage time and work assignments for staff members.
  • Participate in the recruitment and hiring processes for maintenance, housekeeping, and laundry personnel.
  • Review and approve timesheets and paid time off (PTO) requests for all assigned staff within the payroll system.
  • Coordinate maintenance and housekeeping services with other departments.
  • Maintain flexibility to be on call 24 hours a day, including evenings and weekends, to respond to emergencies as needed.
  • Participate in inspections conducted by authorized government agencies and maintain positive communications with the local fire marshal, building inspector, state elevator inspector, and other relevant authorities.
  • Conduct daily inspections of the property’s exterior grounds and promptly address any issues to ensure the property is always tour-ready.
  • Supervise safety programs, including fire protection and prevention, by regularly inspecting work areas and equipment.
  • Ensure compliance with policies and procedures, identifying the appropriate safety precautions and equipment necessary for tasks that carry the risk of injury.
  • Ensure proper labeling and storage of hazardous chemicals within the department.
  • Maintain and store Safety Data Sheets (SDS) in accessible locations, and implement all OSHA policies while adhering to local and state codes.
  • Coordinate maintenance requests from residents for repairs in their apartments, including plumbing, electrical work, heating, and light bulb replacements, ensuring timely resolution.
  • Oversee scheduled maintenance for HVAC systems, elevators, fire equipment, sprinkler systems, generators, and more.
  • Regularly replace filters in air conditioning units, test emergency lighting equipment, and participate in emergency drills.
  • Maintain an updated list of emergency vendors for prompt repairs when the Director of Maintenance is offsite.
  • Collaborate with outside contractors to obtain bids and schedule necessary work for special projects.

Qualifications:

  • Education: High School diploma or GED.
  • Licenses/Certifications: A valid state driver’s license with no major driving violations in the past three years, and the ability to maintain active auto insurance.
  • Experience: A minimum of five years of maintenance experience, with at least two years in a supervisory capacity preferred.
  • Knowledge, Skills, and Abilities:
    • Familiarity with senior housing regulations and state standards.
