Job description:

We are currently seeking a Maintenance Supervisor who will be responsible for overseeing the maintenance team and ensuring the proper upkeep and repair of the property’s buildings and grounds.

Key Responsibilities:

  • Perform and schedule daily maintenance activities, including preparing vacant units for occupancy and conducting preventive maintenance.
  • Collaborate with the manager in interviewing, screening, and recommending candidates for service, housekeeping/custodial, or grounds personnel.
  • Assist in the training of new employees across service, housekeeping/custodial, and grounds departments.
  • Maintain clean and organized work areas, tools, and equipment.
  • Proactively identify and implement improvements to processes and maintenance methods.
  • Maintain Material Safety Data Sheets (MSDS) and replacement logs.
  • Ensure the maintenance team meets performance expectations, including attendance.
  • Schedule and supervise vendor work, ensuring quality standards are upheld.
  • Manage inventory, ordering, and delivery of supplies and equipment for the service, custodial, and grounds departments with the community manager’s guidance and approval.
  • Ensure compliance with OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
  • Address lock-outs due to evictions and ensure a 24-hour response to service requests.
  • Be available for on-call shifts as needed.
  • Report on any unusual or extraordinary circumstances affecting the property or residents.
  • Remove snow and ice as necessary to maintain safe conditions.
  • Ensure the availability of necessary tools for maintenance tasks.

Qualifications:

  • Proficiency in HVAC, plumbing, and electrical systems.
  • Self-motivated with a keen attention to detail.
  • Ability to operate various hand and power tools.
  • Strong interpersonal skills, capable of maintaining positive relationships with internal and external stakeholders.
  • Effective communication skills, both written and verbal.
  • Previous property maintenance or handyman experience is required; supervisory experience is preferred.

Compensation:
$25.00 – $30.00 per hour, plus benefits including:
