Job description:
The Maintenance Technician is responsible for maintaining a clean, safe, and aesthetically pleasing property while utilizing a systematic approach to maximize guest satisfaction within established budgetary guidelines.

Key Responsibilities:

1. Provide sincere and courteous assistance to all guests, striving to exceed expectations and ensuring their satisfaction.
2. Conduct thorough inspections of all hotel operating systems and components to confirm proper, efficient, and safe functioning.
3. Respond promptly to front desk reports of guest issues or concerns, communicating completion of actions back to the front desk so they can inform guests.
4. Collaborate effectively with Housekeeping and Operations Manager regarding property concerns, ensuring timely communication upon resolution.
5. Execute preventive maintenance, repairs, and recommendations for repairs on mechanical/electrical systems, HVAC, refrigeration, plumbing, and all building components, including furniture and fixtures. Advise on the necessity for outside contractors when applicable.
6. Maintain the pool in compliance with state regulations.
7. Notify hotel guests or staff when maintenance repairs have been completed.
8. Document and execute preventive maintenance procedures on building mechanical equipment according to a predetermined schedule.
9. Perform daily inspections of hotel grounds and interiors for damage, safety hazards, cleanliness, and replace light bulbs as needed.
10. Conduct minor repairs on buildings and equipment, and coordinate with the General Manager for specialized repairs when necessary.
11. Supervise part-time maintenance technicians, including administering disciplinary actions and conducting performance reviews.
12. Understand the responsibilities of management, including being on call as needed and within reason.
13. Support tasks beyond the Maintenance Technician role and demonstrate teamwork when required.
14. Procure and maintain inventory levels of supplies necessary for duties while adhering to budget constraints.
15. Establish and nurture professional relationships with vendors.
16. Keep all storage, workshop, and mechanical areas clean, safe, and secure.
17. Complete outdoor custodial tasks including snow removal, cleanliness, and lawn maintenance as required.
18. Assist in building renovations and remodels, performing repairs on plaster and drywall, painting, and undertaking minor plumbing, electrical, and mechanical work.
19. Obtain estimates for materials and repair parts, placing orders as needed.
20. Oversee the work performed during the Product Improvement Plan (PIP) renovations and new construction, providing regular reports on status as required.
21. Adhere to grooming standards as outlined in the Employee Handbook.

– Basic knowledge of hydraulic systems.
– Experience with replacing seals, bearings, pulleys, and drive belts.
– Knowledgeable in repairing carpets, ceramic tiles, grout, and caulking.
– Basic grounds maintenance skills.
– Ability to seek external technical assistance when necessary.
– Familiarity with OSHA/EPA and FEMA standards (preferred).
– Pool Certification (CPO) preferred.
– Knowledge of fire alarm and sprinkler systems.

Reporting Structure:

This position primarily reports to the General Manager and Assistant General Manager. Success in this role requires cooperation with hotel staff to ensure that each property maintains high standards of quality, aiming to keep the facilities “always new.” The Maintenance Technician will be tasked with managing and prioritizing a diverse set of responsibilities to uphold exceptional property standards across Veridea Group’s hotels.
