Job description:

We invite applications for the position of Maintenance Supervisor. The Maintenance Supervisor is responsible for overseeing the maintenance team and ensuring the effective upkeep and repair of our properties, including buildings and grounds.

Responsibilities include:

• Executing and organizing daily maintenance tasks, which include preparing vacant units for occupancy and performing preventative maintenance.
• Assisting in the recruitment process by interviewing, screening, and recommending candidates for service, housekeeping/custodial, or grounds personnel in collaboration with the manager.
• Supporting the training of all service, housekeeping/custodial, or grounds personnel.
• Maintaining cleanliness and organization of work areas, tools, and equipment.
• Proactively identifying opportunities to enhance processes and maintenance methods.
• Maintaining Material Safety Data Sheets (MSDS) as well as keeping accurate replacement logs.
• Ensuring the maintenance team adheres to established expectations, including attendance.
• Scheduling, supervising, and selecting vendors for necessary work.
• Overseeing the inventory, ordering, and delivery of required supplies and equipment for the service, custodial, and grounds departments, with approval from the community manager.
• Ensuring compliance with OSHA (Occupational Safety & Health Administration) standards and company safety policies at all times.
• Managing lock-outs associated with evictions and ensuring a prompt 24-hour response to service requests.
• Being available for on-call duty as needed.
• Reporting on any unusual or extraordinary circumstances concerning the property or residents.
• Removing snow and ice as required.
• Ensuring that the necessary tools are readily available.

Requirements:

• Knowledge in HVAC, plumbing, and electrical systems.
• Self-motivated with strong attention to detail.
• Proficient in the operation of various hand tools, including power tools.
• Ability to foster positive relationships with both internal and external stakeholders.
• Strong communication skills.
• Previous experience in property maintenance or as a handyman.
• Supervisory experience is preferred.
