Job description:

The Maintenance Supervisor will lead and mentor the Maintenance Team while overseeing the maintenance and capital improvement initiatives at Stone Creek at Wekiva, a property comprising 122 units, located at 568 Breckenridge Vlg, Altamonte Springs, FL. This role is essential for ensuring that the expectations of the Client are met, aligning with the operating capital budget and management agreement.

Compensation: $22 – $24 per hour

Duties and Responsibilities:
The Maintenance Supervisor will manage a team of maintenance personnel, including Technicians, Groundskeepers/Porters, and Housekeepers/Cleaners, and will be responsible for the performance management of these employees. Specific responsibilities include:

  • Implementing daily and preventative maintenance programs to maintain the property in an economical, proper, and safe condition.
  • Conducting inspections of the property and all common areas each morning to identify maintenance issues requiring attention.
  • Coordinating and completing maintenance requests within a 24-hour timeline.
  • Changing air-conditioning filters at least every six months and upon apartment turnover.
  • Conducting semi-annual inspections of all apartments.
  • Adhering to a preventative maintenance schedule.
  • Serving as on-call maintenance for emergency services during evenings, weekends, and holidays.
  • Responding to after-hours lockout service requests.
  • Performing maintenance inspections and repairs on vacant apartments to ensure their readiness for new residents.
  • Maintaining and repairing equipment owned by the apartment community.
  • Ensuring cleanliness and compliance with safety regulations in maintenance shops and storage areas.
  • Securing all parts, inventory, and property equipment properly.
  • Maintaining an inventory of parts for necessary repairs within budgetary limits.
  • Wearing the provided uniform during work hours.
  • Supplying all small hand tools necessary for routine maintenance as needed.
  • Overseeing the timely completion of all duties by maintenance staff to manage labor costs effectively.
  • Complying with all FPI policies and procedures.
  • Performing additional duties as assigned by the Community Director.

Qualifications:
Minimum Requirements:

  • A minimum of 2 years of experience in a similar leadership role, preferably within Residential Property Management. Experience in hotel maintenance, facilities maintenance, or construction will also be considered.
  • High school diploma or equivalency certificate required; industry certification or designation (CAMT, NAHMS, NAHMT) is preferred.
  • A valid driver’s license may be required, along with a clean driving record, current motor vehicle insurance, and an operable vehicle that meets FPI’s standards.
  • Ability to wear a respirator and comply with FPI’s facial hair policy.
  • Proficiency in speaking, reading, and writing in English.
  • May be required to provide and maintain personal tools.
  • Proficient in various computer applications, including MS Office, Google Apps, property management software, email, and internet usage.
