Job description:

As the Maintenance Service Manager, you will oversee the maintenance department’s operations, ensuring the apartment community’s appearance and functionality are consistently maintained.

Key Responsibilities:

  • Provide daily supervision of maintenance staff, including the delegation of work orders, management of special projects, and implementation of effective time management strategies.
  • Inspect and oversee ongoing and completed work orders to ensure high-quality standards.
  • Address a range of service requests, including HVAC, boiler, plumbing, electrical, and appliance maintenance.
  • Mentor and train both new and existing maintenance staff to enhance their skills and performance.
  • Participate in the interviewing and selection process for new maintenance team members.
  • Deliver written monthly energy management recommendations for the building.
  • Identify and assess capital improvement needs, obtaining necessary estimates and bids.
  • Assist in the preparation of the maintenance budget.

Qualifications:

  • A minimum of 3-5 years of experience in maintenance/engineering within a hotel, apartment, or hospital setting, with at least 2 years in a supervisory role.
  • Exceptional customer service skills and proficiency in computer applications.
  • A proven ability to build, mentor, and train a cohesive team.
  • Extensive knowledge of plumbing systems, appliances, water heaters, chillers/boilers, and HVAC systems; certification in HVAC or EPA Universal is required.
  • Demonstrated success in managing a preventative maintenance program and experience with capital projects.
