Responsibilities and Projects:

  • Demonstrate leadership, management, and accountability (LMA) in all facets of property operations.
  • Maximize net operating income (NOI) through strategic initiatives.
  • Develop pricing strategies aimed at maximizing revenue.
  • Identify and implement cost reduction opportunities for both the short and long term.
  • Prepare and execute month-end reporting and budget variance analyses (BVA).
  • Create and manage the annual budget to align with operational goals.
  • Achieve monthly leasing objectives through effective management practices.
  • Oversee daily rent adjustments using Real Page software.
  • Address and resolve customer issues promptly and professionally.
  • Maintain a positive customer service orientation at all times.
  • Lead the on-site compliance with new policy and procedure rollouts.
  • Spearhead the recruitment, hiring, training, and development of employees.
  • Ensure that properties meet Best in Class (BIC) standards by preserving curb appeal and adhering to budgetary constraints and capital improvement plans.
  • Collaborate with the maintenance supervisor on various projects and maintenance needs.
  • Conduct weekly visits to all properties within the designated region.
  • Complete quarterly site and file audits to ensure compliance and quality standards.
  • Stay informed about changes in policies, laws, and regulations.
  • Ensure compliance with Fair Housing standards.
  • Drive staff engagement through the Learning Management System (LMS) integrated within Real Page.
  • Manage office schedules and task assignments to improve workflow efficiency.
  • Implement and uphold community policies to foster a cohesive work environment.
  • Lead by example, modeling behaviors consistent with the core values and culture of the Gillespie Group.
  • Coordinate and guide team members to meet daily, weekly, monthly, and annual property goals.
  • Evaluate and propose enhancements to services and facilities to increase quality and efficiency.

Qualifications:

  • A minimum of 2 years of property management experience.
  • A high school diploma is required; a bachelor’s degree is preferred.
  • Proficient in Microsoft Office Suite; familiarity with Real Page or similar platforms is a plus.
  • A strong work ethic and a positive, high-energy attitude.
  • Demonstrated conflict resolution capabilities.
  • A polished and professional image.
  • Exceptional organizational skills coupled with a passion for team development.
  • Outstanding written and verbal communication abilities.
  • A solid understanding of sales and marketing principles.
  • Proven ability to meet deadlines consistently.

Minimum Physical Expectations:

  • Engage in physical activities that may involve keyboarding, sitting, phone work, and filing.
  • Spend extensive time working on a computer.
  • Occasionally lift items weighing up to 25 lbs.
  • Potential travel by car for property visits.
  • Engage in activities that may involve bending, stooping, reaching, climbing, kneeling, and twisting.
  • Vision requirements include the ability to focus on close objects and depth perception. Must possess adequate hearing and speech abilities to conduct business effectively over the phone or in person for extended periods.

Minimum Environmental Expectations:

  • Work will primarily be conducted indoors.
  • This position is in-person and will require reporting to the office.
  • The role may involve high-stress situations intermittently.
