What You’ll Do:

  • Maintain and repair all aspects of commercial and industrial real estate across multiple facilities, with business mileage reimbursed.
  • Troubleshoot and address issues in electrical, plumbing, HVAC, drywall, painting, fire sprinkler systems, building controls, doors, windows, and caulking, among others.
  • Read and interpret wiring diagrams, schematics, drawings, and blueprints.
  • Conduct HVAC troubleshooting, including rooftop units (RTUs), make-up air units (MAUs), and variable air volume systems (VAVs).
  • Perform plumbing repairs for various fixtures, including water closets, urinals, faucets, pumps, pipes, and valves.
  • Engage in preventative maintenance tasks for physical structures and various systems.
  • Collaborate with subcontractors and vendors as necessary.
  • Respond to and complete service requests promptly.
  • Maintain a working knowledge of relevant laws and EPA and OSHA regulations concerning hazardous materials management.
  • Ensure awareness of the property’s physical condition and promptly address any safety hazards.
  • Keep accurate records of preventive maintenance, service requests, expenditures, and ongoing work.
  • Schedule and perform routine maintenance on all relevant equipment regularly.
  • Inspect and ensure tools are maintained in excellent condition.
  • Identify utility meter cut-offs, fixture cut-offs, and sewer cleanouts, and prepare detailed maps as necessary.
  • Conduct work area clean-up and safety-related tasks.
  • Assist in maintaining neat grounds, including raking, sweeping, and shoveling as needed.
  • Perform any additional duties assigned by the Property Manager or Supervisor.
  • Demonstrate the ability to climb, work from ladders or lifts, and lift and carry heavy loads (up to 50 lbs.).
  • Be available for after-hours on-call duties as required.
  • Assist Project Managers, Property Managers, and Leasing Agents with tenant improvement processes and bids.
  • Report major repairs and requisition approvals to the Property Manager before incurring expenses.
  • Obtain multiple bids for repairs and replacements exceeding $1,000.
  • Manage routine subcontract work for performance and quality, such as snow removal and landscaping.
  • Conduct monthly property inspections, addressing identified issues through repairs or bid procurement.
