Summary
This position is responsible for the upkeep of the property and apartments, ensuring they are maintained in a clean and safe manner in accordance with company policies and procedures.

Key Responsibilities:

  • Deliver exceptional customer service by adhering to the Peak standards.
  • Collaborate with the maintenance team to uphold an attractive curb appeal at all times.
  • Conduct daily inspections of the exterior grounds and buildings, including breezeways.
  • Remove litter from the grounds.
  • Operate the trash compactor daily, including scheduled weekends.
  • Clean the mailbox area on a daily basis.
  • Water flowers, plants, and shrubs as needed.
  • Perform maintenance and cleaning of the swimming pool as required.
  • Maintain accurate swimming pool chemical records according to state and local regulations.
  • Collect trash, tidy up, and clean furniture in the pool area.
  • Assist in maintaining the cleanliness and upkeep of the office, clubhouse, and amenity areas.
  • Maximize curb appeal consistently.
  • Check and replace light bulbs as necessary.
  • Manage the painting of curbs and speed bumps.
  • Sweep, blow, or pressure wash breezeways, parking lots, and common areas.
  • Ensure storm drains are clear of debris.
  • Deliver and/or post correspondence, newsletters, and flyers.
  • Assist in the execution of turn events.
  • Remove trash from vacant units.
  • Address complaints and resolve issues in a timely and professional manner.
  • Perform additional duties as assigned.
  • Adhere to the company dress code.

Qualifications:

  • A high school diploma or equivalent is required.
  • Previous experience in grounds maintenance, janitorial work, or related fields is preferred.
  • Proficiency in using general cleaning equipment and tools, including hand tools, painting equipment, ladders, cleaning chemicals, vacuums, blowers, and hoses.

Physical Requirements:
The physical demands for this role are representative of those that an employee must meet to successfully perform the essential functions of the position:

  • The individual may need to move around the office to access file cabinets and office machinery.
  • Ability to travel within the local area and stand for extended periods.
  • Frequent operation of a computer and other office productivity equipment (e.g., calculator, copy machine, printer).
  • Regular communication with students regarding inquiries about rent or leasing agreements, requiring the ability to exchange accurate information.
  • The employee will regularly be required to talk and hear, and will frequently stand, walk, use hands to finger, handle or feel, and reach with hands and arms.
