Job description:

We are currently seeking a Maintenance Supervisor to lead our maintenance team in maintaining and repairing the property, including the upkeep of buildings and grounds.

Responsibilities include:

• Performing and scheduling daily maintenance tasks such as preparing vacant units for occupancy and conducting preventative maintenance.
• Assisting in the interview, screening, and recommendation processes for potential service, housekeeping/custodial, or grounds personnel in collaboration with the manager.
• Participating in the training of all service, housekeeping/custodial, and grounds staff.
• Ensuring cleanliness and maintenance of work areas, tools, and equipment.
• Proactively identifying opportunities to improve maintenance processes and methods.
• Maintaining Material Safety Data Sheets (MSDS) and replacement logs.
• Holding the maintenance team accountable for meeting expectations regarding performance and attendance.
• Scheduling, supervising, and assisting with the selection of vendor work.
• Managing the inventory, ordering, and delivery of necessary supplies and equipment for the service, custodial, and grounds departments, with direction and approval from the community manager.
• Ensuring compliance with OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
• Managing lock-outs following evictions and ensuring a 24-hour response to service requests.
• Being available for on-call work as necessary.
• Reporting any unusual or extraordinary circumstances involving the property or residents.
• Removing snow and ice as required.
• Ensuring all necessary tools are available and in good condition.

Requirements:

• Proficient knowledge in HVAC, plumbing, and electrical systems.
• Self-motivated with strong attention to detail.
• Ability to operate various hand tools, including power tools.
• Capacity to maintain positive relationships with both internal and external contacts.
• Effective communication skills.
• Prior experience in property maintenance or as a handyman.
• Supervisory experience is preferred.
