Job description:

We are currently seeking a Maintenance Supervisor to lead our maintenance team and ensure the upkeep and repair of our property, including all buildings and grounds.

Key Responsibilities:

• Execute and schedule daily maintenance operations, including the preparation of vacant units for occupancy and performing preventative maintenance tasks.
• Collaborate with management to interview, screen, and recommend candidates for service, housekeeping, custodial, or grounds roles.
• Participate in the training and development of service, housekeeping, custodial, and grounds staff.
• Maintain cleanliness and organization of work areas, tools, and equipment.
• Proactively identify opportunities to enhance processes and maintenance methods.
• Manage the upkeep of Material Safety Data Sheets (MSDS) and maintain inventory logs.
• Hold the maintenance team accountable for performance standards, including attendance.
• Schedule, supervise, and assist in the selection of external vendor work.
• Oversee the inventory, ordering, and procurement of essential supplies and equipment for the service, custodial, and grounds departments, in alignment with community manager directives.
• Ensure compliance with OSHA (Occupational Safety and Health Administration) standards and company safety policies at all times.
• Manage lock-outs resulting from evictions and ensure timely 24-hour response to service requests.
• Be available for on-call duties as required.
• Report any unusual or extraordinary situations related to the property or residents.
• Address snow and ice removal as necessary.
• Ensure readiness by maintaining an adequate supply of necessary tools.

Qualifications:

• Proficiency in HVAC, plumbing, and electrical systems.
• Self-motivated individual with keen attention to detail.
• Skilled in the operation of various hand and power tools.
• Strong ability to foster positive relationships with internal and external stakeholders.
• Excellent communication skills.
• Previous experience in property maintenance or handyman roles.
• Supervisory experience is preferred.
