Job description:

We are currently seeking a qualified Maintenance Supervisor to join our team. The Maintenance Supervisor will oversee the maintenance personnel and ensure the upkeep and repair of our properties, including both buildings and grounds.

Responsibilities:

• Perform and schedule daily maintenance tasks, including preparing vacant units for occupancy and conducting preventative maintenance.
• Assist in the interviewing, screening, and recommending of potential service, housekeeping/custodial, or grounds personnel in collaboration with the manager.
• Facilitate the training of all service, housekeeping/custodial, or grounds personnel.
• Maintain cleanliness and organization of work areas, tools, and equipment.
• Proactively identify and implement improvements to maintenance processes and methods.
• Maintain Material Safety Data Sheets (MSDS) and replacement logs.
• Hold the maintenance team accountable for performance expectations, including attendance.
• Schedule, supervise, and assist with vendor work selection.
• Manage the inventory, ordering, and delivery of necessary supplies and equipment for the service, custodial, and grounds departments, under the guidance of the community manager.
• Ensure compliance with OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
• Address lock-outs resulting from evictions and ensure a 24-hour response to service requests.
• Be available for on-call duties as required.
• Report any unusual or extraordinary circumstances related to the property or its residents.
• Remove snow and ice as necessary.
• Ensure that all necessary tools are readily available.

Requirements:

• Knowledge and experience in HVAC, plumbing, and electrical systems.
• Self-motivated with a strong attention to detail.
• Proficient in operating various hand tools, including power tools.
• Ability to cultivate and maintain positive relationships with both internal and external contacts.
• Strong communication skills.
• Previous experience in property maintenance or as a handyman.
• Supervisory experience is preferred.

Compensation:
Full-Time compensation ranges from $28.00 to $30.00 per hour, depending on experience.
