Summary of Duties
The Maintenance Technician plays a vital role in upholding our dedication to the well-being and satisfaction of our residents through the maintenance and safety of community buildings and grounds. This role encompasses the comprehensive upkeep of both the exterior and interior facilities, addressing areas such as electrical systems, refrigeration, plumbing, heating and cooling, structural integrity, grounds care, and parking areas. The technician delivers high-quality maintenance services that align with resident needs and enhance overall safety. This position reports directly to the Director of Maintenance.
Essential Functions
• Ensures the maintenance and repair service levels are upheld for electrical, plumbing, refrigeration, heating and cooling systems, structural facilities, grounds, and parking areas.
• Responds promptly to service requests from residents, staff, and management, ensuring timely repair or replacement of all interior fixtures and furnishings.
• Monitors the quality and performance of services provided by external contractors in compliance with lease agreements, service contracts, and warranties.
• Maintains detailed records, including serial numbers for all equipment.
• Implements ongoing preventive maintenance and energy conservation programs.
• Maintains and oversees emergency procedures and equipment, contributing to the safety of all guests and associates.
• Ensures a clean and hazard-free work environment.
• Keeps an adequate inventory of tools and supplies to maximize associate productivity.
• Cleans light fixtures and replaces designated light bulbs as needed.
• Cleans the exterior of resident apartment doors.
• Operates, maintains, and cleans housekeeping equipment, including vacuum cleaners, buffers, shampoo machines, and mop units.
• Conducts heavy cleaning and assists in the relocation of furniture and fixtures in apartments and throughout the community.
• Manages apartment turnover responsibilities in assigned resident apartments.
• Adheres to all community policies and procedures.
• Collaborates effectively with team members, providing support to ensure the smooth operation of the department and community.
• Demonstrates safe and proper techniques for handling chemical and cleaning solutions.
• Possesses knowledge of emergency and safety procedures.
• Understands proper infection control techniques encompassing cleaning practices, storage, and food handling.
• May be required to respond to building emergencies during non-standard hours to protect the safety of residents, associates, and the community.
Non-Essential Functions
• Supports and participates in resident-centered activity programs.
• Engages in projects or committees as assigned.
• Attends all associate meetings, including in-service education and additional functions as requested by the supervisor.
• Assists with various tasks involving residents as directed.
Knowledge, Skills, Abilities, and Experience
• High School Diploma or GED is required.
• A minimum of two to three years of experience in maintenance, carpentry, plumbing, electrical, or HVAC, along with the repair of minor equipment.
• Proficiency in speaking, reading, and writing in English.
• Ability to push loaded carts and operate vacuum cleaners, buffers, and carpet cleaning machines.
• Capability to lift a minimum of 40 pounds.
• Must demonstrate courteous and diplomatic interaction with residents and staff under all circumstances.
• Flexibility in work hours is essential.
• Must maintain good physical health and be free of communicable diseases.
• A successful criminal background check and drug testing are required.
• Possesses mechanical aptitude.
• Familiarity with the appropriate use of cleaning materials.
