Job description:

The Maintenance Technician plays a pivotal role in ensuring the maintenance and upkeep of apartment homes, buildings, and surrounding grounds. This position involves a variety of responsibilities, including but not limited to:

  • Repairing flooring, drywall, and appliances
  • Troubleshooting and repairing plumbing, electrical, and safety/security systems (including lighting, locks, and smoke/CO2 alarms)
  • Conducting repairs on HVAC systems
  • Performing painting tasks (both interior and exterior)
  • Carrying out cleaning duties (such as sweeping, mopping, and yard maintenance)

The Maintenance Technician will execute all responsibilities in alignment with company policies and safety protocols, supporting the overarching goal of meeting client expectations within the established operational budget and management agreement.

Compensation: $26 – $28 per hour

Key Responsibilities:

  1. Client Relations

    • Uphold the philosophies and directives of the Owner in the daily operations of the apartment community, ensuring that FPI meets client objectives and expectations.
  2. General Maintenance Overview

    • Follow the assigned maintenance program to maintain the property in an economical, safe, and proper condition.
    • Adhere to the preventative maintenance program as documented in the Maintenance Manual.
    • Ensure that grounds, curbs, and overall property aesthetics comply with FPI Curb Appeal Policies.
    • Assist with periodic inspections as required by the Safety and Maintenance Manuals or as specified by the client or lender.
  3. On-call/After Hours Response

    • Provide on-call maintenance services, delivering emergency support during evenings, weekends, and holidays as outlined in the Employee Handbook and Maintenance Manual.
  4. Unit Turnover

    • Conduct maintenance inspections and repairs on vacant apartments, ensuring optimal operating conditions and appearance prior to move-in.
    • Assist in coordinating and executing painting tasks for vacant apartments.
    • Manage the installation and removal of appliances as necessary.
    • Ensure timely completion of all unit turnovers in accordance with FPI guidelines and the designated scope of work for the property.
  5. General Maintenance Equipment and Systems

    • Repair and maintain community-owned equipment, ensuring proper storage in secure locations.
    • Keep maintenance shops and storage areas organized and compliant with safety regulations.
    • Secure all parts, supplies, and equipment, while managing inventory within budgetary constraints.
    • Wear the required uniform and name badge during work hours, as per FPI Dress Code Policy.
    • Provide necessary small hand tools for routine maintenance tasks when applicable.
  6. Other Responsibilities
    • Enforce community rules and regulations consistently and fairly in accordance with Standard Operating Procedures.
    • Comply with all Fair Housing Laws.
    • Uphold a professional image by adhering to FPI Management’s Dress Code Policy.
    • Maintain professionalism in all communications with employees, residents, potential residents, clients, vendors, and guests while representing FPI Management.

Minimum Requirements:

  • At least 1 year of experience in a similar role, ideally within Residential Property Management. Experience in hotel maintenance, facilities maintenance, or construction is also acceptable.
  • High School diploma or equivalent required; technical school and/or CAMT certification preferred.
  • Valid Driver’s License, a clean driving record, current motor vehicle insurance meeting State requirements, and an operable vehicle in accordance with FPI’s Driving Standards and Personal Vehicle Use policy.
  • Ability to wear a respirator, along with a medical clearance to do so and compliance with FPI’s facial hair policy.
  • Proficiency in speaking, reading, and writing in English.
  • Basic computer skills (e.g., email, internet usage).
  • May be required to provide and maintain personal tools.
