Job description:

The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. This role encompasses a wide range of tasks, including but not limited to the repair of flooring, drywall, and appliances; troubleshooting and repairing plumbing, electrical, safety, and security systems (such as lighting, locks, and smoke/CO2 alarms); and maintaining HVAC systems. Additional responsibilities include painting both interiors and exteriors, as well as general cleaning duties such as sweeping, mopping, and yard upkeep. The Maintenance Technician is expected to conduct all job duties in accordance with company policy and safety protocols, ultimately supporting the goal of meeting client expectations in line with the operating capital budget and management agreement.

Compensation: $26 – $28 per hour

Duties and Responsibilities:

  1. Client Relations

    • Implement the philosophies and directives of the Owner in the daily operations of the apartment community to ensure that FPI meets the client’s objectives and expectations.
  2. General Maintenance Overview

    • Adhere to the assigned maintenance program to maintain the property in a safe, efficient, and appealing condition.
    • Follow the preventative maintenance program as detailed in the Maintenance Manual.
    • Ensure that grounds, curbs, and overall property aesthetics comply with FPI Curb Appeal Policies.
    • Assist with periodic inspections as outlined in the Safety and Maintenance Manuals or as specified by the Client or Lender.
  3. On-call/After Hours Response

    • Provide on-call maintenance services for emergencies occurring during evenings, weekends, and holidays, as specified in the Employee Handbook and Maintenance Manual.
  4. Unit Turnover

    • Conduct maintenance inspections and repairs on vacant apartments to ensure they are in optimal condition and appearance prior to move-in.
    • Coordinate and assist with the painting of vacant apartments.
    • Manage the installation and removal of appliances as necessary.
    • Ensure the timely completion of all unit turnovers in accordance with FPI guidelines or the established scope of work for the property.
  5. General Maintenance Equipment and Systems

    • Repair and maintain all equipment owned by the apartment community, ensuring proper storage in secure locations. Maintain organization and compliance with safety regulations in all maintenance shops and storage areas.
    • Secure all parts, supplies, and property equipment, while maintaining an inventory of necessary repair parts within budgetary constraints.
    • Adhere to the FPI Dress Code policy, wearing required uniforms and name badges during work hours.
    • Provide personal small hand tools necessary for routine maintenance as applicable.
  6. Other
    • Enforce community rules and regulations fairly and consistently, adhering to Standard Operating Procedures.
    • Comply with all Fair Housing Laws.
    • Uphold a professional image in line with FPI Management’s Dress Code Policy.
    • Communicate in a professional manner with employees, residents, prospective residents, clients, vendors, and guests, representing FPI Management appropriately.

Qualifications:

Minimum Requirements:

  • A minimum of 1 year of experience in a similar role, preferably within Residential Property Management; experience in hotel maintenance, facilities maintenance, or construction will also be considered.
  • A high school diploma or equivalent; technical school training and/or CAMT certification are preferred.
  • A valid driver’s license, a good driving record, current motor vehicle insurance meeting state requirements, and an operable vehicle that complies with FPI’s Driving Standards and Personal Vehicle Use policy.
  • Ability to wear a respirator and maintain medical fitness for duty, complying with FPI’s facial hair policy.
  • Proficiency in speaking, reading, and writing in English.
  • Basic computer skills, including email and internet use.
  • May be required to provide and maintain personal tools.

Skills Required:

  • Experience in rehab/renovation.
  • Pool maintenance capabilities.
  • Proficient in plumbing repair, electrical repair, painting (both interior and exterior), landscape/grounds maintenance, and HVAC maintenance.
  • Skilled in drywall installation/repair, carpentry, boiler systems, appliance repair, and completing apartment turnovers.
  • Familiarity with Google Drive, Google Mail (Gmail), and general internet use.
  • Strong customer service skills.
