Responsibilities:
In this role, you will lead a team and/or perform a variety of duties, including but not limited to:
- Training staff within the department, including mentoring apprentices.
- Conducting preventative maintenance on building systems, including plumbing, electrical, mechanical, and control systems, along with their related components.
- Repairing and maintaining various mechanical systems to ensure safety, reliability, and efficiency.
- Assisting the team in managing services and monitoring the operation of HVAC equipment, mechanical systems, refrigeration, and cooling systems, including general areas and kitchens.
- Identifying repair and maintenance projects that may require contractor or vendor assistance, engaging in estimates and evaluations of project costs, and monitoring the work of vendors or contractors.
- Accessing and making adjustments to computerized building management systems, such as Inncom, TRANE, and Niagara4.
- Utilizing the Computerized Maintenance Management System (CMMS) for corrective and preventative maintenance tasks; tracking and closing assigned work orders, and assisting colleagues in managing and completing work orders.
- Maintaining a comprehensive understanding of materials, systems, and code requirements relevant to the maintenance of hospitality facilities.
- Responding to emergencies and adverse weather conditions to ensure facilities remain operational and protected.
- Understanding and adhering to all facility safety procedures.
- Training less-experienced staff on safety procedures pertaining to maintenance operations.
- Assisting with safety inspections.
- Keeping appropriate records and reports.
- Performing additional duties as assigned.
Qualifications:
To excel in this position, you will need:
- A minimum of 2 years of education or training in HVAC, or an Associate’s Degree in facilities maintenance trades (HVAC preferred).
- At least 5 years of maintenance or repair experience within a commercial or industrial setting (HVAC preferred).
- Proficiency in using and training others on various tools and power equipment.
- Proven ability to plan and coordinate work, and track and plan preventative maintenance tasks.
- Capability to maintain records and reports in both computerized and written formats, compliant with regulatory standards.
- Competence in utilizing email and automated calendaring systems effectively.
- Quick and accurate arithmetic calculation skills.
- A willingness to learn and apply health and safety regulations.
- Ability to work independently with minimal supervision.
- Strong comprehension and execution of both oral and written directions.
- Proficiency in optimizing efficiencies provided by automated maintenance management and service request tools.
- Skill in interpreting blueprints, shop drawings, and sketches.
- An aptitude for maintaining cooperative working relationships.
- Physical stamina to stand or sit for extended periods, perform repetitive motions, and lift and carry up to 80 pounds, climb ladders, and work around mechanical equipment.
- Excellent communication and analytical skills with a meticulous attention to detail.
