Job description:

Under general supervision, the Zoning Inspector is responsible for inspecting and investigating properties and adjacent areas related to zoning cases and special land use grants.

Examples of Duties:

Essential Duties and Responsibilities (other duties may be assigned):

  • Conduct thorough inspections of properties, land, or structures and examine surrounding neighborhoods to assess the impact of proposed land uses and compliance with the Zoning Ordinance.
  • Issue citations for zoning violations and carry out follow-up enforcement actions, which may include court proceedings.
  • Collaborate with attorneys and various City agencies to prepare cases for legal proceedings.
  • Review plans for proposed land use to ensure conformity with the Zoning Ordinance and assess any necessary exceptions.
  • Investigate the legal use and occupancy of properties to determine zoning compliance or evaluate petitions for zoning variances.
  • Develop legal descriptions, prepare maps, and identify property ownership for pertinent cases.
  • Notify property owners of pending zoning petitions.
  • Engage with attorneys, architects, engineers, contractors, property owners, and petitioners to gather information and clarify any conditions or requirements necessary for permit acquisition.
  • Draft recommended conditions for zoning cases, adjusting these based on testimony presented during hearings.
  • Prepare reports for presentation to the Director.
  • Deliver presentations during hearings and in court related to site utilization.
  • Monitor and follow up on zoning cases to ensure compliance with established land use conditions.
  • Address inquiries and complaints while providing guidance on zoning-related issues.
  • Coordinate with representatives from other City agencies to share relevant information.

Minimum Qualifications:

Qualifications (required):

  • High School diploma or G.E.D. required.
  • Completion of two (2) years of college-level coursework in land use planning, city planning, architectural or structural design, or a related field is preferred.
  • A minimum of one (1) year of experience in land development, building construction, and city land use planning, including experience in inspection and/or supervision.

Equivalency:

  • Equivalent combinations of education and experience that provide the necessary knowledge, skills, and abilities will be assessed on an individual basis.

Licenses, Certifications, and Other Special Requirements:

  • Valid State of Michigan Operator License.
  • Employees in this classification will be required to provide and use a personally-owned motor vehicle, with mileage reimbursement provided.
