Job description:
Under general supervision, the Zoning Inspector is responsible for inspecting and investigating properties and surrounding areas involved in zoning cases and special land use grants.
Examples of Duties:
Essential Duties and Responsibilities (may perform other duties as assigned):
- Conduct inspections of properties, lands, or structures, and investigate adjacent neighborhoods to assess the impact of proposed new land uses and confirm existing sites’ compliance with the Zoning Ordinance.
- Issue citations for zoning violations and carry out necessary follow-up enforcement actions, including court proceedings.
- Collaborate with legal representatives and other City agencies to prepare cases for court hearings.
- Review land use plans for compliance with the Zoning Ordinance.
- Research the legal use and occupancy of properties relevant to zoning compliance or petitions for zoning variances.
- Create legal descriptions, prepare maps, and identify property owners involved in zoning cases.
- Notify property owners regarding zoning petitions.
- Engage with attorneys, architects, engineers, contractors, property owners, and petitioners to gather additional information needed for grants and to explain conditions or requirements necessary for obtaining permits.
- Draft recommended conditions for each case and make adjustments based on testimony presented during hearings.
- Prepare reports for submission to the Director.
- Present information at hearings and in court regarding site usages.
- Monitor and follow up on zoning cases to ensure proper land use and adherence to established conditions.
- Respond to inquiries and complaints, providing information on zoning issues.
- Coordinate with representatives from other City agencies to share information and enhance collaboration.
Minimum Qualifications:
Qualifications (required):
- High School diploma or G.E.D. (General Education Development).
- Completion of two (2) years of college-level coursework in land use planning, city planning, architectural or structural design, or a related field is preferred.
- One (1) year of experience in land development, building construction, and city land use planning, including inspection and/or supervisory roles.
Equivalency:
- Equivalent combinations of education and experience that provide the required knowledge, skills, and abilities will be evaluated individually.
Licenses, Certifications, and Other Special Requirements:
- Valid State of Michigan Operator License.
- Employees in this classification are required to provide and operate a motor vehicle on a reimbursed mileage basis.
